Situation

Vine Cottage enjoys a central position near the pub and the village school, and overlooking the common. Silchester is a popular village located on the Hampshire/Berkshire borders. The village itself has facilities including a primary school, a popular village pub, village green, and church whilst more day to day facilities are available in the nearby town of Tadley, 2 miles west. More extensive leisure, recreational and educational facilities in the nearby towns of Newbury, Reading and Basingstoke, all within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways. Silchester is the site of the Roman town Calleva Atrebatum, the ruins of which are situated on the edge of the village, and there are many walks in the area, along the ancient Roman Walls, in Pamber Forest and across the common.

The Property

Vine Cottage is one of the few remaining original village cottages. It is very attractive with mellow brick elevations under a tiled roof, with a distinctive traditional cat-slide roof to the rear. Believed to date from the late 18th Century it retains much of its original character with a wealth of exposed beams and a lovely inglenook fireplace, yet surprisingly it has good ceiling heights for a cottage of this age.

On the ground floor, the two reception rooms are heavily beamed and the sitting room has the inglenook fireplace with fitted log burning stove. The triple aspect kitchen/breakfast room overlooks the rear garden and has a door to the rear terrace. The staircase rises from the hall which runs along the back of the cottage, and there is a modern wet room with underfloor heating.

On the first floor, the master bedroom has a vaulted ceiling and there are two further bedrooms and the family bathroom.

From Basingstoke leave town in a northerly direction along the A340 signposted towards Aldermaston. Proceed through the village of Sherborne St John, and after a couple of miles turn right opposite the Queens College Arms, signposted to Bramley. Take the first left hand turning into Little London. Proceed straight through the village, and continue for about 2 miles into Silchester. Turn left on reaching the pub in the centre of the village and Vine Cottage will be found on the left hand side.
