Situation

Crooked Cottage is located on Malthouse Lane, a very quiet lane which was once the main lane through ‘Old Tadley’ now a quiet backwater within the Conservation Area on the edge of Tadley and on the edge of Pamber Forest. Tadley now offers a fairly comprehensive range of leisure, recreational and educational facilities catering for most day-to-day requirements, including schools, a supermarket, a golf course and a swimming pool.
Far more extensive facilities are available at Newbury, Basingstoke and Reading. There are some excellent country walks through Pamber Forest and the adjoining Silchester Common.

For commuting purposes, Basingstoke offers access to the M3 and the Waterloo line and Reading offers access to the M4 and the Paddington line.

The Property

Crooked Cottage is a property of great charm and character, partly thatched, probably dating from the 17th Century with later additions. It has been carefully maintained by the current owners and is offered in good order throughout yet retains much of the original characteristics of a historic cottage with a wealth of exposed ceiling and wall beams and open fireplaces.

On the ground floor there are two interlinked sitting rooms both with attractive fireplaces, one with log burning stove, with an adjoining family room/bedroom 4 all overlooking the south facing rear garden. The recently refitted kitchen/dining room has a comprehensive range of units and also with a log burning stove, and has a door opening to the brick paved ‘courtyard’. The entrance hall also has an open fireplace and there is a charming study, a refitted bathroom and a small cellar.

On the first floor, the staircase splits with one bedroom on one side and two interlinked bedrooms on the other, and there is also a shower room.

For further details, please refer to the floorplan.

Outside

The garden is lovely, extending to about 0.4 acres and lying mainly to the rear of the cottage, it enjoys a southerly orientation and is very private. Principally laid to lawn there are numerous well-stocked flower and shrub beds and borders, a number of mature shrubs and trees a vegetable area, shed and well.

To one side, the brick paved driveway provides ample parking in front of the detached double garage which has an office above, and there is a brick paved ‘courtyard’ to one side and further parking to the other, providing space for a caravan or boat.
