Situation

The property is approached over a private drive on the edge of Silchester, a popular village located on the Hampshire/Berkshire borders. The village has facilities including a primary school, public house and church, whilst more day to day facilities are available in the nearby town of Tadley. More extensive leisure, recreational and educational facilities are available in the nearby towns of Reading, Newbury and Basingstoke, each within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways.

The village itself is the site of the Roman town Calleva Atrebatum and is surrounded by delightful heathland and woods with extensive walks and rides available through ancient Pamber Forest and over the Englefield Estate woods (by subscription).

The Property

Silchester Hall was formerly part of the nearby Stratfield Saye estate and was built for the daughter of the Duke of Wellington and enjoys an excellent position right on the edge of the village. West Silchester Hall comprises the west wing of the building and includes the extensive basement which has brick barrel vaulted ceilings and which predate the building of the hall itself. The property retains much of its original character. It has been within the same ownership for over 50 years and now requires some modernisation.

On the ground floor, the front door opens to the reception hall from which staircases rise to the first floor and descend to the basement. The dual aspect drawing room has an open fireplace and the dining room has French doors opening to the rear garden and there is a study. The kitchen has a range of wooden units and a dresser and has a door opening to the front garden. There is a utility/cloakroom.

On the first floor, there are five bedrooms and the family bathroom.

For further information, please refer to the floorplan.

Outside

The property is approached over a private gravelled driveway from the Bramley Road. There is a ample parking and a detached garage with adjoining garden store and an artist’s studio which offers scope for various uses, subject to the appropriate planning consent.

The gardens are delightful, extending to about 1.28 acres and provide the most perfect setting for the property. Featured in the National Garden Scheme they were described as ‘a much loved garden full of fascinating colour combinations, with many spectacular herbaceous borders filled with rare and unusual plants. Pots with half hardies, a wild garden with orchids surrounding a pond, banks of rhododendrons and a kitchen garden’. There are also expanses of lawn, including a disused grass tennis court and an adjoining paddock.

In all, the grounds extend to about 3.47 acres.
