SITUATION

Newfound is a small hamlet on the B3400 situated midway between Basingstoke and Overton on the edge of the village of Oakley, a large and popular village with both doctors and dentists surgeries, a shop, butchers and chemist, two pubs a church and a primary school. Overton has a further range of shops and facilities for most day to day requirements whilst Basingstoke itself offers a comprehensive range of leisure, recreational and educational facilities.

Commuting is excellent with mainline stations providing regulars services to Waterloo from both Basingstoke and Overton, and junctions 6 and 7 of the M3 are within an easy drive.

THE PROPERTY

The Old Chapel is an interesting conversion of a Victorian chapel. Dating from about 1883 the property was converted by the current owners in 1989 and then extended in 2000 and it is now a highly individual property of considerable character with accommodation largely on the ground floor extending to about 1066 sq.ft with a lovely open aspect to the rear with views over farmland.

On the ground floor the front door opens to the entrance hall from which double doors open to the sitting room. This is a lovely room with a vaulted beamed ceiling retaining the original chapel windows and with a log burning stove with double doors opening to the inner hall. To one side, steps lead up to the study which has a useful storage area beneath. Double doors open to the conservatory/orangery which has lovely views to the rear, with French doors opening to the garden. The inner hall, from which the staircase rises and turns to the first floor, gives access to the two downstairs single bedrooms and the family bathroom and to the light and airy dual aspect kitchen which has a vaulted ceiling and a comprehensive range of units.

On the first floor, there is a bedroom and a shower room and access to a useful storage area.

OUTSIDE

To the front there is a gravel driveway providing parking for a number of cars, off which is the detached garage with adjoining workshop.

The garden is very long and runs along the edge of the field and is fully enclosed by a combination of hedging and fencing. There are a number of distinct areas: immediately adjacent to the property, is a large paved terrace, ideal for al fresco dining, overlooking fields, with raised flower beds screened from the garden by a wall with a door opening to a formal gardens laid to lawn with well stocked flower beds and borders. Beyond is a productive vegetable garden with large shed, and beyond this is a very informal ‘wildlife’ area.
