Situation

The property enjoys an enviable location, located, on its own, surrounded by Silchester Common, an area of heathland which, with the adjoining Pamber Forest, is a Site of Special Scientific Interest (SSSI) of about 300 hectares, offering some lovely walks and nature trails. Silchester is a popular and historic village located on the Hampshire/Berkshire borders, formerly the location of the Roman town of Calleva Atrebatum. The village itself has facilities including a primary school, public house and church, whilst more day to day facilities are available in the nearby town of Tadley.

More extensive leisure, recreational and educational facilities are available in the nearby towns of Reading, Newbury and Basingstoke, each within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways.

The Property

Dating from the early 1950’s, Sallow Copse has been in the same ownership for over 60 years. Extended during the 1970s, the property now offers very spacious accommodation of about 2,478 sq.ft, including the integral garage, which would lend itself to further extension and/or remodelling. It is now in need of a substantial refurbishment and modernisation programme.
On the ground floor, the principal rooms enjoy a south westerly orientation overlooking the rear and comprise the sitting room with an open fire, the triple aspect dining room and a family room/ground floor fourth bedroom with an adjoining shower room. The kitchen is somewhat modest and could easily be open to the dining room or relocated to the integral garage and there is a large utility room.

On the first floor, there are three bedrooms and the family bathroom.

For further details, please refer to the floorplan.

Outside

The property is approached over The Common on an unadopted gravel track. The garden extends right around the property although it lies mainly to one side and the rear. It is completely surrounded by The Common and extends to about 0.52 acre and is largely overgrown and was largely laid to lawn with a number of mature trees. There is an integral double garage and a further detached double garage.
