Situation

The Laurels is one of just 4 houses located off a private unadopted driveway on the edge of Little London, a small but very popular village located some 6 miles to the north of Basingstoke, within catchment for the highly regarded Priory Primary School. There is a pub within the village, whilst the neighbouring village of Bramley has some shops and a train station to Reading and Basingstoke, and the small nearby town of Tadley has a range of facilities catering for most day-to-day requirements, including a supermarket. Just to the north of the village there is access to some excellent walks through Pamber Forest and across Silchester Common.

Basingstoke itself offers a comprehensive range of leisure, recreational and educational facilities. There is good access for commuting with the M3 being a short distance away, and the mainline railway station in Basingstoke provides fast and frequent services to London Waterloo.

The property

Built in 2000, The Laurels is an individual detached village home enjoying a discreet position within the village. The accommodation is well balanced and extends to about 1636 sq.ft and is offered for sale with no onward chain.

On the ground floor, the front door opens to the spacious reception hall from which the staircase rises to the first floor. The dual aspect sitting room has an attractive open fireplace and double doors open to the dining room which has French doors opening onto the south facing decking in the rear garden. The kitchen/breakfast room is fully fitted and has a comprehensive range of units and has a door to the dining room and French doors also opening to the rear decking. There is also a study, a utility room and a cloakroom.

On the first floor, the master bedroom has an en suite shower room and built-in wardrobes and there are three further bedrooms, all with built-in wardrobes, and the family bathroom.

For further information please refer to the floorplan.

Outside

To the front, the garden is screened from the driveway by a mature laurel hedge. The garden is laid to lawn and to one side is a parking area.

On the other side of the drive is the detached garage with adjoining carport with space to park in front. To one side of the garage there is a style giving access to farmland over which there is a footpath leading to some extensive country walks.

To the rear, the garden enjoys a southerly aspect. It is about 30ft deep, fully enclosed by panel fencing and is level and laid to lawn. Immediately adjacent to the house is the raised area of decking accessed from both the kitchen and dining room.
