Situation

Olivers Farm is situated close to the edge of this popular Hampshire village. Located some 6 miles to the north of Basingstoke, Bramley has a primary school, a local shop, a bakery a public house and a branch line railway station (within about 1 mile). There is good access to the A33 which provides easy access to the M3 and M4 at Basingstoke and Reading respectively, and both these larger towns offer a comprehensive range of leisure, educational and recreational facilities, Basingstoke has a station for Waterloo and Reading a station for Paddington.

The property

Formerly forming part of the Stratfield Saye Estate, Olivers Farm is an interesting period property coming to the market for the first time in over forty years. It offers comfortable four bedroom family accommodation extending to about 2,750 sq.ft, part of which incorporates the ground floor extension into what was formerly the dairy. To the front is the gravelled yard with some excellent outbuildings, and to the rear is a lovely garden.

The front door opens to the reception hall from which the staircase rises and turns to the first-floor landing, with bathroom off. There are three reception rooms, including the superb drawing room in the old dairy, a study and a kitchen with an Aga and with an adjoining utility area.

On the first floor, there is a bathroom adjoining the master bedroom and three further bedrooms and the family bathroom.

For further details, please refer to the floorplan.

Outside

The property is approached from the lane through a five-bar gate into the gravelled yard which provides ample parking, off which are the two barns. One is a substantial ‘tithe’ style barn of about 54’ x 26’ with an adjoining workshop of about 26’ x 13’, and the other is a two-storey detached barn of about 31’ x 17’, which could create an excellent office/annexe, subject to the necessary consents. Further gated access leads to the adjoining yard which provides a right of access back to the lane, off which is the triple open-bay carriage shed/garage.

The mature gardens are lovely. Level and fully enclosed, they are mainly laid to lawn with a terrace adjacent to the house itself and with a number of well-stocked flower and shrub beds and borders with a number of fruit trees. There is a tennis court which now requires re-surfacing and a summer house.
