Situation

The property is located in Whistlers Lane, an unadopted drive in the Conservation Area in the heart of Silchester, a popular village located on the Hampshire/Berkshire borders. The village itself has facilities including a primary school, public house and church, whilst more day to day facilities are available in the nearby town of Tadley. More extensive leisure, recreational and educational facilities are available in the nearby towns of Reading, Newbury and Basingstoke, are within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways.

The village itself is the site of the Roman town Calleva Atrebatum and is surrounded by delightful heathland and woods with extensive walks available through Pamber Forest and over Silchester Common and the Englefield Estate.

The Property

Hollyhock Cottage is an attractive modern semi detached cottage enjoying an excellent position within the village, with a south facing rear garden.

On the ground floor, the front door opens to the reception hall from which the staircase rises and turns to the first floor, with cloakroom off. There are two reception rooms. The sitting room has a fireplace with log burning stove and French doors opening to the rear garden, and the kitchen also overlooks the garden and has a door opening to the side.

On the first floor, the master bedroom has an en-suite shower room and there are two further bedrooms, both with fitted wardrobes, and the family bathroom.

For further details, please refer to the floor plan.

Outside

To the front there is ample parking in front of the detached brick-built garage. To the rear, the garden enjoys a southerly aspect. It is level and fully enclosed by panel fencing and has a terrace, part pergola covered, a fish pond an area of lawn and flower and shrub beds and borders.
