Situation

Cosy Cottage is situated in Pamber Green, a small north Hampshire hamlet located in the centre of the triangle created by the local towns of Basingstoke, Reading and Newbury. There are shops and pubs in some of the nearby villages and the highly regarded Priory Primary School is in the adjoining village of Charter Alley. Nearby, the small town of Tadley offers sufficient facilities to cater for most day-to-day requirements. Each of the three larger towns offers an extensive range of leisure, recreational and educational facilities and large shopping centres.

Commuting is excellent with the mainline station in Basingstoke providing fast and frequent services to London Waterloo within about 45 minutes and junction 6 of the M3 and junction 11 of the M4 are 7 and 10 miles respectively.

The property

Enjoying a quiet location overlooking a paddock and Pamber Forest and approached over a gated private driveway, Cost Cottage enjoys an excellent rural position. It is a modest dilapidated bungalow with planning permission to replace. Planning (reference 20/01883/FUL) grants permission for an impressive five bedroom detached house with adjoining double garage extending to about 4033 sq.ft.

On the plans, the double front door opens to a spacious reception hall with staircase rising to a galleried first floor landing. There are three reception rooms and a very spacious ‘lifestyle’ kitchen/family/dining area with bi-fold doors opening to the rear garden. In addition, there is a boot room, a utility room and two cloakrooms.

On the first floor, the plan shows the master bedroom with en-suite dressing room and bathroom. There are three other double bedrooms shown with en-suite shower rooms and a fifth bedroom, or perhaps first floor study with a Juliet balcony overlooking the rear garden to the paddock and forest beyond, and the family bathroom.

Outside

Approached through a gated drive, the plot is level and extends to about 0.5 acre in total. It enjoys a high degree of privacy and overlooks a paddock and woodland to the rear. The plans show an attached double garage and there is a further open-bay double garage with adjoining store.
