As independent estate agents Randalls Residential Estate Agent Ltd can offer an entirely bespoke service to our clients. This starts with a detailed understanding of what is required, particularly in terms of price expectations and timescale requirements, from which we can prepare a bespoke marketing plan.

At the initial meeting we will advise on market conditions, appropriate timescale and make recommendations on presentation and any potential legal issues. We will consider how best to sell, whether through auction, informal tender or by private treaty, and whether an open marketing campaign is appropriate or a more discreet ‘off market’ approach is called for. We will discuss broad pricing expectations and finalise our recommendations on appropriate marketing price just before marketing launch.

Our commission is always discussed and agreed and confirmed in writing, and we usually agree on a no sale, no commission structure, with our commission being settled by your solicitor from the sale proceeds following legal completion.

Where appropriate we can arrange the preparation of Energy Performance Certificates (EPCs), and if coming to the open market can arrange for detailed floorplans to be prepared, professional photography to be taken and quality brochures to be prepared, the costs of which we will discuss and agree in advance.

Open marketing campaigns will revolve around digital marketing, particularly the use of rightmove and other internet portals, editorial and traditional advertising where appropriate, communication with agents who act exclusively for buyers, and our mailing list of applicants already registered. 

Viewings will invariably be accompanied by a representative from Randalls Residential and made at a mutually convenient time, with prompt and pertinent feedback given. All offers will be reported with detailed information on the background of offerors including our recommendations on timescale. 

Once a sale has been agreed we will liaise with all parties, solicitors, lenders and other agents in the chain, to ensure a smooth transition to exchange of contracts and ultimately legal completion.
