Situation

Tunworth is a small rural village positioned between the Hackwood and Herriard Park Estates lying conveniently a few miles south east of Basingstoke. The surrounding countryside is essentially unchanged predominantly of gently undulating agricultural and ancient woodland. A network of local lanes provide access to the neighbouring villages of Mapledurwell, Upton Grey and Herriard. The Herriard Park Estate owns much of the surrounding land, which has remained unspoilt over many generations.

Secluded and rural the village may be, but remarkably accessible to the modern world and other regional centres. Basingstoke lies a few miles to the north west and the nearby M3 connects with London and the south coast. Reading and Newbury are also within range. Hampshire is well catered for with top performing state and independent schools in the area.

The Property

Hillside is an attractive Listed period cottage, one of a terrace of three forming The Barracks, formerly estate cottages, enjoying a delightfully rural position in one of the few remaining unspoilt villages in Hampshire. The cottage offers well-proportioned accommodation retaining much of its original character but now requires some modernisation. It has some lovely views and has an adjoining paddock.

On the ground floor the front door opens to the beamed dual aspect sitting room which has an open fireplace, and a large opening leads to the adjoining dining room. The spacious dual aspect kitchen/breakfast room has a solid fuel two oven Aga, and there is a door to the side. Under the dining room is a cellar.

On the first floor there are three bedrooms, one large double, one small double and a single, and the family bathroom.

For further details, please refer to the floorplan.

Outside

The property is approached from the lane over a gravel drive, to one side of which is the parking area for the adjoining cottage, which provides parking in front of the single timber garage.

To the front, the garden is laid to lawn and screened from the lane by mature hedges. To the rear, the garden is laid to lawn and backs onto farmland. To one side is the paddock. In all, the garden and paddock extends to about 1.2 acres.

Services
Mains water and electricity. Private drainage. Oil fired central heating.
