Situation

The property enjoys an enviable location, located, on Silchester Common, an area of heathland which, with the adjoining Pamber Forest, is a Site of Special Scientific Interest (SSSI) of about 300 hectares, offering some lovely walks and nature trails. It is located close to the centre of Silchester, a popular and historic village located on the Hampshire/Berkshire borders, formerly the location of the Roman town of Calleva Atrebatum. The village itself has facilities including a primary school, public house and church, whilst more day to day facilities are available in the nearby town of Tadley.

More extensive leisure, recreational and educational facilities are available in the nearby towns of Reading, Newbury and Basingstoke, each within a short drive, and consequently the property is well located for access to both the Paddington and Waterloo lines and the M3 and M4 motorways.

The Property

Dating from the early 2000’s and replacing a much earlier property, Yew Tree Cottage offers the best of both worlds with a sense of the character of a traditional thatched cottage with the comfort and convenience of a modern house.

On the ground floor, the front door opens from the front porch directly into the sitting room which has an attractive open fire with log burning stove, with the dining room to one side. A back door opens to the large reception hall from which the staircase rises to the first floor. This gives access to the sitting room, the fitted kitchen/breakfast room, the study/utility room and the cloakroom.

On the first floor, the master bedroom has an es-suite shower room and there are two further bedrooms and the family bathroom.

For more details please refer to the floorplan.

Outside

The garden extends right around the cottage. It is level and laid primarily to lawn with a paved terrace and is enclosed by fencing and hedging and there is a mature Yew Tree. To one side is the gravelled parking area with garden shed
